Hi everyone and welcome back! Can you believe we are already in February of 2012? Before we go any deeper into the year, we want to talk about a real estate marketing tip and technique for 2012.

To understand real estate marketing in 2012, we have to think about what makes 2012 different and distinct from the years prior. While postcards, business cards, calendars, etc. are still highly effective forms of marketing, there is nothing that will particularly distinguish them this year than say, five years ago.

As we have mentioned in the past, social media continues to be a powerful force for any business of any size in any market. Perhaps in the past you have asked, ?Why, should I as a real estate agent or Realtor?, be using Facebook, LinkedIn, and Twitter??

That is a legitimate question, so let?s get right to the answers. The reasons you should be using social media include:

  • Consumers now expect businesses to be on social media channels like Facebook, LinkedIn, and Twitter. Some consumers turn away when a business is not on these channels.
  • Social media is a great way to stay in touch with clients, past and present.
  • Those clients often offer positive feedback about your services which others will see.
  • Social media is great for your SEO (Search Engine Optimization)

If you are going to use social media, you also need to promote it and use it regularly. Having a Facebook page for instance, serves no purpose if you are not going to regularly update it. Otherwise, consumers may see your idle Facebook page as a reflection of your services ? also idle. We recommend at least two to three Facebook updates per week, minimum, and no fewer than six Twitter updates per week.

Promoting your pages is also important and can be done simply by adding links to your email signatures and including all the appropriate social media logos on your printed marketing collateral.

Now that we have covered a bit on why to use social media, let?s briefly discuss how.

Regular and timely posts are important just as is diversity in topics. For instance, a real estate agent may not find too much success if he or she is solely posting updates about the housing industry in 1988. Instead, diversify content to include tips on home buying, home selling, local news, etc. In other words, think about what your clients would be interested in hearing about.

This leads us to another crucial point. Remember: social media is not about repeatedly posting news articles. Social media is an ongoing conversation with the people you have connected with, so talk to them! Show them who you are and get in on the conversation. When you see other people?s updates, respond to them as ?you the person,? not necessarily ?you the agent.?

Personalize and communicate. Social media is not for real estate agents to talk to consumers, it is for real estate agents and consumers to communicate and engage together.
